5. Property Evaluations and Offers

Any preliminary property valuation, price range, verbal estimate, written estimate, or proposed offer may depend on information available at the time it is provided.

We may consider factors including:

  • The property’s location;

  • Comparable property sales;

  • Estimated after-repair value;

  • Current property condition;

  • Anticipated repair and renovation costs;

  • Title condition;

  • Occupancy;

  • Market conditions;

  • Holding and transaction costs;

  • Anticipated resale costs; and

  • The risks associated with purchasing and improving the property.

Any proposed offer may remain subject to:

  • An interior or exterior inspection;

No purchase obligation exists unless the appropriate parties enter into a fully executed written real estate purchase agreement.

6. No Guaranteed Closing Timeline

Statements concerning the possibility of closing in 7 days, 14 days, or another timeframe describe what may be possible in certain transactions. They do not guarantee that every transaction will close within that period.

Closing timelines may depend on:

  • Clear and marketable title;

  • Seller cooperation;

  • Probate or estate requirements;

  • Existing mortgages, judgments, taxes, or liens;

  • Bankruptcy proceedings;

  • Foreclosure status;

  • Tenant or occupant issues;

  • Contractual contingencies;

  • Required inspections;

  • Title company or attorney processing;

  • Government or court approvals; and

  • Other circumstances outside our control.

Each property and transaction involves different facts.

7. No Commissions, Fees, and Closing-Cost Statements

We may advertise that qualifying sellers can sell directly to us without paying a traditional real estate commission and that we may pay certain customary closing costs.

These statements apply when specified in the signed purchase agreement or transaction documents. The actual allocation of closing costs, taxes, liens, judgments, recording charges, utility balances, transfer charges, or other expenses depends on the property, applicable law, and the final written agreement.

A seller may remain responsible for obligations attached to the property or seller, including outstanding loans, taxes, judgments, liens, municipal charges, probate expenses, association balances, or other debts.

8. Contract Assignment and Affiliated Purchasers

Where permitted by the applicable purchase agreement and law, the Company may:

  • Assign its rights under a purchase agreement;

  • Designate another person or entity to take title;

  • Purchase through an affiliated or related entity;

  • Purchase through a property-specific limited liability company;

  • Participate in a joint venture; or

  • Work with another investor, funding source, contractor, title company, attorney, or transaction partner.

The name of the entity taking title may differ from the Company name shown on the Website or initial purchase agreement.

Nothing in these Terms independently grants a right to assign a particular contract. Assignment rights will depend on the terms of the applicable written purchase agreement and governing law.

9. Real Estate License Disclosure

W. Tariq Thomas holds a Maryland real estate license.

Unless a separate written brokerage agreement expressly states otherwise, W. Tariq Thomas and the Company act as real estate investors and prospective principals in a transaction, not as the property owner’s real estate broker, agent, representative, or fiduciary.

The Company may seek to purchase property for its own account, through an affiliated entity, through a designated entity, or for investment purposes.

Using the Websites, submitting a property form, speaking with a Company representative, or receiving an offer does not create a broker-client, agent-client, fiduciary, or advisory relationship.

Property owners may seek advice from their own:

  • Real estate agent;

  • Attorney;

  • Accountant;

  • Tax professional;

  • Financial advisor;

  • Appraiser; or

  • Other independent professional.

10. Independent Decision-Making

You remain responsible for evaluating whether a proposed transaction meets your needs.

Before signing a purchase agreement, you may:

  • Compare our offer with other investor offers;

  • Consult a licensed real estate agent regarding a potential listing;

  • Obtain an independent appraisal or valuation;

  • Obtain repair estimates;

  • Consult an attorney;

  • Review possible tax consequences; and

  • Consider other available selling options.

We do not guarantee that our proposed purchase price will equal the property’s market value, appraised value, tax-assessed value, or the price the property might receive through a traditional retail listing.

Our offers generally account for anticipated repairs, transaction costs, holding costs, market risks, resale costs, and an expected investment return.

11. Telephone Calls, Text Messages, and Emails

When you provide your contact information, you authorize us to respond to your inquiry through the contact methods you request or separately authorize, which may include:

  • Email.

Where you provide legally valid consent through a Website form or another method, communications may use automated technology, prerecorded or artificial voice technology, an automated telephone dialing system, or similar communication tools.
